Preferential treatment: Farmland is taxed according to agricultural use based upon the following 4 categories: 1) ornamental crops, 2) vegetables and orchards, 3) dairy and livestock, and 4) forest and wasteland. Recommended values for farmland are periodically determined by the Farm, Forest, and Open Space Land Value Subcommittee. Real property for dairy farmland includes grazing land, cropland, outbuildings, and any other facility used in the direct production and processing of dairy products.. Penalty: Property removed from the program is subject to a land use change tax. When a property is withdrawn from classification, it is subject to additional taxes of 10% of the fair market value during the first 6 years of classification, which decreases by 1% per year until the 16th year. If the land has been farmed for 5 years prior to classification, owners are liable for a land use change tax of 10% of the fair market value if the use is changed or classification withdrawn during the first year, which decreases 1% per year until the 10th year.
